Milton is home to two established business parks: the 401 Business Park and the Derry Green Corporate Business Park. These areas play a central role in supporting the town’s employment base. Strategically located along Highway 401, they accommodate a range of industrial, institutional, and commercial uses and continue to attract investment from key sectors.

401 Business Park

Milton’s original employment area, the 401 Business Park is well established and located directly along the Highway 401 corridor, with two existing interchanges and a third interchange at Tremaine Road anticipated by late 2026.

Home to a mix of industrial and institutional uses, this area has absorbed much of the town’s business growth since the early 2000s. Remaining development pockets are actively coming online with end users in mind, supported by proximity to major transportation routes and scenic views of the Niagara Escarpment.

Derry Green Business Park

As Milton’s largest planned employment area, Derry Green spans over 2,000 acres and is purpose-built to accommodate a range of industrial and advanced business uses. Bordered by James Snow Parkway, Highway 401, Sixth Line and Sixteen Mile Creek, the park benefits from direct access to one of Canada’s most significant transportation corridors.

Zoning supports innovative logistics, advanced manufacturing, some prestige office and commercial uses and warehousing — all within a 5–10 km radius of three highway interchanges. Development in Derry Green is already underway, with opportunities available for companies looking to build or scale in a newly constructed building, and high-growth market.
